Bartlett is advancing plans for a major new industrial development that could transform the city’s economic landscape. Eighteen months after annexing 220 acres of raw land in the northwest corner of the city, officials have accepted two $100,000 grants from the State of Tennessee and the Tennessee Valley Authority to begin environmental studies for Bartlett Innovation Park — a project expected to deliver 1.7 to 2 million square feet of industrial space within the next 3 to 5 years.
Located at Walter K. Singleton Parkway and Bolen Huse Road, the site represents one of the few large tracts of industrial-zoned property in Shelby County. City leaders say preparing the land and completing required assessments will position Bartlett to attract advanced manufacturing, logistics, and supplier network investment. Mayor David Parsons noted that the city’s involvement was critical to securing these grants and drawing strong early interest from potential developers.
Once environmental work is complete and the site achieves certified site-ready status, Bartlett can compete for additional state and federal infrastructure funding to move the project forward. City officials hope to finish the environmental review by the end of the year, which could allow the city to pursue another round of grant funding in early 2026 to support design and infrastructure planning.
The new industrial park is expected to create opportunities for job growth, new business investment, and increased tax revenue. Its location and size could make it attractive to suppliers for Ford’s BlueOval City as well as other high-tech and medical device manufacturers.
Bartlett’s existing 826-acre corporate park north of U.S. 64 already anchors the local economy, generating about $8.3 billion in gross regional product annually — nearly matching the combined output of all other Shelby County suburbs. Bartlett Innovation Park builds on that success and sets the stage for future growth.
Looking ahead, city leaders envision expanding up to 1,000 acres of industrial development, creating one of the region’s most competitive destinations for industrial investment and high-quality jobs.
