Bartlett continues to attract national retail investment as Dunkin’ moves forward with plans for its first location in the city, adding another major brand to the suburb’s growing commercial landscape. Conceptual site plans have been submitted for a new 1,100-square-foot Dunkin’ with a double drive-thru at 7616 U.S. 70, positioned just north of the U.S. 70 and Appling Road intersection. The project will sit on 0.66 acres and include a 450-square-foot covered patio for outdoor seating along with 15 parking spaces.
The Bartlett Planning Commission previously approved the site plan in December 2023, although construction has not yet begun. Once completed, the location will improve quick-service dining options in one of Bartlett’s busiest commercial corridors and further strengthen the area’s retail draw for residents and commuters alike.
Founded in 1950, Dunkin’ has grown into one of the world’s largest coffee and baked goods chains, operating more than 14,000 locations across nearly 40 global markets. Known for its coffee, doughnuts, breakfast sandwiches, and drive-thru convenience, the brand continues to target high-growth suburban markets across the Mid-South.
Bartlett’s proposed Dunkin’ follows a broader trend of coffee and quick-service restaurant expansion across the community, reflecting strong consumer demand and confidence from national operators. Dunkin’ is also pursuing a new location in Arlington, showing continued suburban momentum across the Memphis region.
