Bartlett’s development pipeline remains active, with several large projects expected to shape the city’s growth through 2026 and beyond. The most significant is Union Depot, a roughly $200 million mixed-use development on 74 acres along Stage Road. The project will deliver a blend of apartments, townhomes, single-family homes, and up to 85,000 square feet of retail, marking Bartlett’s first true mixed-use district. Construction is ongoing, including new townhome buildings and a mixed-use structure featuring residential units above ground-floor retail.
Another major project, The Waters at Bartlett, is a $61 million mixed-use development planned at U.S. 64 and New Brunswick Road. Developed by Louisiana-based Stoa Group, the project will include more than 300 luxury apartment units, new commercial space, and extensive on-site amenities. Construction is expected to begin this year, alongside several million dollars in privately funded infrastructure improvements, with full buildout projected by 2028.
On the entertainment side, Ramble on Summer is expected to open this fall on a portion of the former Bartlett Nursery property along U.S. 70. The outdoor venue and restaurant will feature live music, a full-service bar and kitchen, and family-friendly spaces, adding a new experiential destination to Bartlett’s growing commercial landscape.
