Bartlett, Tennessee is set to welcome a new full-service grocery store as part of the upcoming Union Depot 1st Addition — a mixed-use development located at the high-visibility corner of U.S. 70 and U.S. 64. The project, approved by the Bartlett Board of Mayor and Aldermen on July 22, reflects ongoing investment in Bartlett’s retail and residential growth.
While the grocer’s name is still under wraps due to a non-disclosure agreement, developers confirmed the store is under contract and expected to be announced within the next four months. The proposed grocery will be approximately 45,000 square feet and include a pharmacy, bakery, and deli, creating a full-service retail experience for local consumers.
Developer Kevin Rogers of WRS Inc. Real Estate Investments — a firm with experience working with national chains like Sprouts, Lidl, and Publix — represented the grocery brand at the board meeting. He emphasized the shift in the grocery industry toward mixed-use developments, where residential density and walkability are key drivers of success.
“We’re seeing strong demand for grocery-anchored projects in communities like Bartlett,” Rogers said. “This site offers a prime opportunity to meet that demand in a modern, mixed-use format.”
This announcement follows the recent cancellation of a large-scale Hy-Vee project in Bartlett. That former site is now being eyed for a 312-unit multifamily development proposed by Stoa Group, a Louisiana-based firm specializing in residential investment.
As public and private investment continues to build momentum along the U.S. 64 corridor, Bartlett is positioning itself as a strategic location for retail, residential, and commercial growth — with connectivity, visibility, and demand on its side.
