The Waters at Bartlett Takes Another Step Forward

Plans for The Waters at Bartlett continue to advance following the recent acquisition of the property by Stoa Group and ongoing city approvals for the development. The residential mixed-use project is planned for 25.72 acres at the northeast corner of New Brunswick Road and Highway 64. The approved master plan divides the property into four areas, including a residential component and three commercial outparcels.

312 Residential Units Planned

The residential portion, known as Lot 1, encompasses approximately 15.46 acres and is planned for 312 multifamily residential units in 12 buildings. The development will include a clubhouse, pool and other amenity areas designed to support residents. The planned units will include a mix of one-, two- and three-bedroom homes, providing several housing options within the development. The residential buildings are planned as three-story structures, with the clubhouse and maintenance building at one story. The plan also includes more than 500 proposed parking spaces and substantial green and open space.

A Mixed-Use Development

While the residential component makes up a significant portion of the project, The Waters at Bartlett is designed as a mixed-use development. The master plan includes three commercial outparcels totaling approximately 10.26 acres, providing opportunities for future commercial uses alongside the residential neighborhood.
